Boji Blue Water Bungalows is a family‑owned property with six stylish bungalows near the shores of West Lake Okoboji. Guests enjoy lake views, boat parking and a short walk to the public beach, all in a quiet residential neighborhood that still keeps you close to the best of the Iowa Great Lakes.

We like to think of this place as “Your Boji Home Away From Home”—a relaxed spot where you can kick off your shoes, let the kids run in the grass, and make the kind of memories that keep you coming back year after year.

Our Story at West Lake Okoboji

The story of Boji Blue Water Bungalows starts back in 1967, when Traci’s grandparents, Al and Mary Beyer, chased a dream of owning a simple cabin on the lake. They found a tiny place near a boat warehouse—under ten thousand dollars—and started a tradition that would grow for generations.

That little cabin quickly became the heart of family life:

  • Long summer days spent swimming and watching sunsets over Okoboji
  • Walks to Arnolds Park, rides on the Queen boat, and hours of Skee‑Ball at the Fun House
  • Holidays like Memorial Day, the Fourth of July and Labor Day, all centered around being together at the lake

As kids grew up, got married and had kids of their own, the cabin was expanded, more places were added, and three, then four, then five generations of family piled in for fishing, fireworks, bumper cars, mini donuts and late‑night laughs.

When the original family cabin came up for sale in 2007, everyone hoped it wouldn’t sell—but it did. For a while it seemed like the Okoboji chapter might close. Then Traci and Neal found a fixer‑upper they couldn’t stop thinking about. With a lot of sweat equity (and a few loyal dogs keeping watch), that project slowly turned into what is now Boji Blue Water Bungalows.

Today, these bungalows are the next chapter in that story—a way to keep long‑loved traditions going, and to invite new families to start their own.

Meet Your Hosts: Traci & Neal

Traci grew up spending summers at Okoboji—swimming, skiing, grabbing slushes, catching shows at the Okoboji Summer Theatre, and racing cousins at Cart Ranch. Neal married into both the family and the lake traditions, and together they’ve raised their kids (and now grandkids) on the same stretches of shoreline. 

Their son Codey even chose Okoboji for his wedding day, with a ceremony and celebration that wove the lake into every moment.

Owning and operating Boji Blue Water Bungalows is Traci and Neal’s newest adventure—a way to “share this life at the lake” that has meant so much to their family. As Traci puts it, “We’re friends you haven’t yet met.”

When you stay here, you’re not just renting a place to sleep—you’re stepping into a story that’s been building for decades.

  • Located in a quiet residential neighborhood on West Lake Okoboji
  • Less than ½ block from Terrace Park Public Beach / Terrace Family Park Beach, one of the area’s favorite public beaches
  • Beautiful lake views from each bungalow (you’re not directly on the water, but the lake is always in sight)
  • About 2.2 miles from Emerson Bay Park, with a boat ramp, picnic area and fish‑cleaning station

  • Six individual bungalows with stocked kitchens, Wi‑Fi and comfortable beds
  • Central heating and air conditioning, each with its own thermostat
  • TV with Firestick in every bungalow—just log into your own streaming apps
  • Towels, bed linens and beach towels provided

Outdoor fun

  • Boat/trailer parking included when you rent Bungalows 4, 5 or 6 (no boat slips or dock parking; launch at nearby Emerson Bay)
  • Two parking spots per bungalow, plus space for your toys when applicable
  • A charcoal grill outside each bungalow (bring your own charcoal and lighter fluid)
  • A shared fire pit in the yard, first‑come, first‑served—perfect for s’mores and stargazing

Easy, flexible check‑in

  • Self‑check‑in with a smart lock code sent 72 hours before arrival
  • Check‑in anytime after 3:00 pm and check‑out at 10:00 am, so you can plan your travel around lake time
